White vented skirting finished under a yellow manufactured home in Spring Hill, FL

Underpinning and skirting in Spring Hill, FLClosed inand vented.

Vinyl, metal or lattice skirting is repaired or replaced, with vent strips left in for airflow.

Underpinning & Skirting

The wall around the crawl space

Underpinning, also called skirting, is the panel wall around the base of your manufactured home.

It hides the crawl space and keeps animals, leaves and blowing debris from getting under the floor.

It also shades the ground, which helps keep that space cooler and drier.

Panels crack, bow and fall off, and gaps along the bottom let critters in.

We repair sections, replace damaged panels or put up new underpinning around the whole home.

Vent strips stay in so the space under the home can still breathe.

What to look for

Signs the skirting needs work

  • Cracked or missing panelsGaps in the skirting are open doors for animals and for leaves and trash blowing in.
  • Bowed or loose sectionsPanels that bow out, sag or rattle in the wind have lost their fastening.
  • Signs of animals underneathNests, tracks or noises under the floor mean something found a way past the skirting.
  • Vents blocked or brokenCracked vent strips, or ones packed with dirt, cut off airflow into the crawl space.

The work

Walking the perimeter

  1. 1

    Survey the whole edge

We go around the home, mark the damage and take photos to show you.

  2. 2

    Pull what is damaged

Cracked and bowed panels come off and leave with us, not in a pile by the home.

  3. 3

    Fit panels and vents

New or repaired panels go up with vent strips placed so air still moves underneath.

  4. 4

    Screen the gaps

Openings that pests could use are closed off with mesh screening.

After the job

What changes once it is closed in

A complete skirt gives the home a finished edge and keeps the yard from drifting under the floor.

Animals lose their way in, so the insulation and ducts under the home are left undisturbed.

Shade and open vents let the crawl space breathe through Florida humidity instead of trapping it.

Well-fastened panels are also less likely to come loose in a storm.

I had TLC Anchor and Barrier out to do some work on my home. I have to say I will never use another company. They came on time to do the estimate, the owner was very nice and professional. He gave me a very fair price. The date that was scheduled, the team showed up on time and they were all very nice, courteous and worked very hard to make sure the job was completed on the time schedule I was given. Everything was cleaned up after the work was done so I was not left with a mess. I highly recommend this company for work you may need

Questions

Underpinning questions

Do you repair skirting or only replace it?

Both. Panels that are still sound get repaired and refastened, and cracked or missing ones are replaced.

What is the skirting around a mobile home for?

It keeps animals and debris out and shades the crawl space.

Vents in it let the space under the home breathe.

What kinds of skirting do you work with?

Vinyl panels, metal panels and lattice are all common on homes here.

We tell you what suits yours at the inspection.

Should the skirting be sealed up tight?

Not fully.

Vent strips should stay open so the crawl space can breathe, while other openings get closed to pests.
