Heavy plastic sheeting goes down over the soil so ground damp stops rising into your floor and ducts.
Moisture Barrier
Bare soil is where damp starts
A moisture barrier is heavy plastic sheeting laid flat over the bare soil under your home.
Soil under a Florida home is rarely dry, and that damp air rises into the belly, the floor and the ducts.
Over time it shows up as mold on the bottom board, swollen decking and a musty smell indoors.
The sheeting gives that moisture something to stop at, so the underside stays drier.
We lay it over the ground, fit it around the piers and overlap the edges.
It pairs with the vapor barrier on the underside of the floor, and each does a different job.

What to look for
Signs the ground is the problem
- Mold on the bottom boardDark spots on the underside of the belly are what damp soil leaves behind over time.
- Bare, wet or muddy dirtSoil with nothing over it keeps releasing moisture up into the home after every rain.
- Damp smell that comes and goesA musty smell in humid weather often traces to the crawl space, not the rooms.
- Rust on metal underneathDamp air speeds up rust on straps, anchors and brackets under the home.

The work
From bare dirt to covered
- 1
Check the ground
We look at the soil and the clearance under the home and take photos to show you.
- 2
Clear the debris
Sticks, old insulation and trash get pulled out so nothing punctures the sheeting.
- 3
Lay and overlap
Heavy sheeting rolls out over the soil, with the seams overlapped.
- 4
Fit around the piers
The sheeting is cut around each pier and pipe, so little bare soil is left showing.

Damp ground and what it does

After the job
What changes with the ground covered
The soil stays damp, but it can no longer breathe straight up into the belly.
In Florida humidity that matters most, since less moisture means less mold on the bottom board.
Your ducts run through that same space, so they sit in drier air.
The belly wrap above it then has less damp air to hold back.
You get photos of the finished ground cover, a view most owners never have.
Called Chad at TLC after Milton and he was very responsive. I had a flood under my home. They did a great job, they removed the old damaged vapor barrier to let everything dry out a bit and was back within 10 days to complete the job. Great company!
Chad and his team did a wonderful job replacing my vapor barrier Timely, dependable and great work. Had a couple water leaks found by thek, and my plumbing person had to fix and informed me that they did a great job! They came back promptly after leaks fixed to finish those areas. Clean up was great too! Did 2 of my neighbors and same great results!

Questions
Moisture Barrier questions
What goes on the ground under the home?
Heavy plastic sheeting, laid flat over the bare soil and fitted around the piers and pipes.
Why is there mold on my old bottom board?
Damp soil sends moisture up under the home over time. The old board soaks it up, and mold grows on it.
Will a ground cover fix a leak under the home?
No. It blocks moisture rising from the soil. A leaking pipe or drain has to be repaired on its own.
What happens to trash or old insulation on the ground?
It is picked up and hauled away before the sheeting goes down, so nothing sharp sits under the plastic.
