Soft Floor Repair

Why floors go soft

A soft spot in a manufactured-home floor is usually decking that has soaked up water and swollen.

That decking is particle board or OSB, and once it gets wet it turns spongy and then crumbles.

It tends to happen near bathrooms, kitchens, water heaters and exterior doors.

We open the floor from inside the home or reach it from underneath, depending on the spot.

New framing and plywood or OSB decking go in where the old material gave out.

Then the floor and the belly are closed back up, and we go over the photos with you.

What to look for

Signs of a soft spot

  • Spongy or bouncy floorA spot that gives under your foot or flexes more than the floor around it.
  • Raised or buckled flooringSwelling decking pushes up on the vinyl or carpet and leaves a ridge.
  • Stains near fixturesDark rings around toilets, tubs, sinks and the water heater point to water in the floor.
  • Soft floor by the doorExterior doors let rain in at the threshold, and the decking under it can soak that up.

The work

Fixing it for good

  1. 1

    Mark the soft area

We find the edge of the soft area from above and below and photograph it.

  2. 2

    Open the floor

The floor covering comes up, or the belly is cut back below the bad spot.

  3. 3

    Cut out and rebuild

Swollen decking comes out. New framing and plywood or OSB go in to carry the floor.

  4. 4

    Close it back up

Insulation goes back in under the repair and the belly wrap is sealed again.

After the job

What changes after the repair

The floor feels solid again because new decking sits on new framing blocks, not on crumbling board.

That also stops a small soft spot from spreading into the wood around it.

If a leak caused it, the leak needs its own repair, or the new decking would soak the same way.

In Florida humidity, a closed belly and a dry ground cover help keep the floor from going soft again.

Great experience with TLC. Chad was very thorough in explaining what needed to be done backed up with pictures . Based on what I heard from other people who needed a vapor barrier, I was expecting the estimate to be an exuberant cost… but to my surprise, it was a very fair estimate.

The crew arrived on the day it was scheduled. They had to leave some parts open due to some plumbing leaks that needed to be fixed. Once those were fixed, Chad came back and completed the job. Not only he so that, he also went out and got a new dryer vent for me and hooked it up with no additional cost.

A fine family company, that I highly recommend .

Questions

Soft Floor Repair questions

What causes soft spots in a mobile home floor?

Water.

A leak, a bad seal around a tub or door, or damp air from the crawl space soaks the decking until it swells.

Is the floor repaired from inside or from underneath?

Either, depending on where the soft spot is.

Halls and rooms are often opened from inside; we show you the plan first.

Do I need to find the leak first?

It helps.

New decking will soften again if water keeps reaching it, so we point out what we see in the photos.

How much of the floor has to be replaced?

It depends on how far the water spread. We photograph the area and show you before any work starts.
