Leveling, Piers & Stabilizers
What holds the home level
A manufactured home rests on stacks of concrete block called piers, set under the steel I-beams.
Each stack has a cap and shims on top, and those are what carry the home and hold it level.
Florida soil shifts and settles, so piers sink, lean or work loose over time.
When one corner drops, the floor twists, and that is when doors and windows start to stick.
We check the piers, reset the shims, and rebuild or add stacks where the home has settled.
Steel stabilizer struts, bolted to the beam and set on ground pans, then take up the side-to-side movement.

What to look for
Signs the home has settled
- Sticking doors and windowsFrames that were square go out of shape when the floor under them drops.
- Cracks at ceiling seamsSplits where the ceiling panels meet show up when the frame has moved.
- Floors out of levelA marble that rolls across the floor, or a door that swings on its own, is the usual test.
- Leaning or cracked piersBlock stacks that lean, crack or lose their shims are no longer holding the beam.

The work
How a re-level goes

Raise and set level
The low side is brought up in steps until the floor reads level.
- 4
Set the stabilizers
Galvanized struts are bolted to the I-beam and set on ground pans to steady the home.

After the job
What changes once it is level
Doors and windows have a square frame to close against again.
The weight goes back onto the piers evenly, not onto a few that carry too much.
Stabilizers matter because a home on piers alone can still rock from side to side.
In soft Florida ground, the ground pans spread each strut over a wider patch of soil.
You also get photos of the new piers and struts, so you can see what changed.

5 stars is not enough for this amazing company. I reached out to get a quote and he was here the next day. Excellent communication and on time. We were scheduled quickly for the work to be done and it was such an easy experience. Chad made sure that I stayed in the loop for the whole process. I will definitely be using him again for any future projects and recommend him 100%. If you haven’t already called, what are you waiting for!?!?
Much respect for Chad and crew. Very professional, honest and transparent. Chad even alerted me to some shoddy work done by a HVAC contractor. Highly recommend TLC Anchor and Barrier.

Questions
Leveling & Piers questions
What is the difference between piers and stabilizers?
Piers hold the weight of the home up.
Stabilizers are steel struts that keep it from rocking side to side.
Can you add piers where the home is sagging?
Yes. We add or rebuild block piers where the beam has lost support, then reset the caps and shims.
Will leveling fix cracks and sticking doors?
It removes the cause, since the frame stops twisting.
Cracks already in the walls may still need cosmetic repair.
Why does a home settle in the first place?
Rain, dry spells and soft ground move the soil under the piers, so some stacks sink more than others.
